HIPs to include Property Information Questionnaire
From 6 April 2009, it will be a requirement to include a property information questionnaire (PIQ) in a home information pack (HIP), where the first point of marketing is on or after 6 April 2009.
There is no period of grace to allow the form to be completed whilst marketing starts, so the PIQ must be included in the HIP before the property can be marketed for sale.
The PIQ includes questions on the following information
- flood risk
- gas and electricity safety, including when the central heating system was last serviced and the wiring last checked
- service charges
- structural damage
- parking arrangements
For leasehold properties, the PIQ incorporates a leasehold summary.
It was envisaged that sellers will be able to complete the information without professional help.
