Do you own unregistered land ?
If you have owned property, or it has been owned by your family, for a number of years, there is a chance that the title deeds for the property are unregistered.
For some time now, the Land Registry has been compulsorily registering land when it is sold or mortgaged. There are huge benefits to owning registered land, the main ones are:
- you’ll have piece of mind and greater security – you’ll no longer have to ensure that your deeds are kept in a safe place. Once registered, the Land Registry issue a title number which means that you can obtain a copy of the registered title at any time
- it will provide a complete proof of ownership of your land and property, all in one easy to read document which includes a plan
- it will reduce the risk of neighbours encroaching onto land
- if the Land Registry need to get in touch with you regarding the land, they will write to you at your address for service
- there is a 25% discount on the fee charged by the Land Registry to register the land
- it provides simpler access to your property ownership in the future, which is useful when it comes to selling.
