The housing market is currently busier than ever due to the extension of the Stamp Duty Land Tax (SDLT) holiday. This is leading to some solicitors being unable to take on new conveyancing clients.

People who are desperate to move are searching for solicitors to help them but are being told by many that they have no capacity to act for them.

At Beswicks Legal we have responded to the increased demand in the market by taking on an additional experienced residential property solicitor.

Jaeda Moayedi-Azarpour joins Emma Millington and Sophie Ellis who are supported by paralegal Melissa Bailey and a very experienced legal secretary.

Between them, the team has over 70 years experience of in ensuring clients enjoy a smooth move to their new homes.

The addition of Jaeda to the team, along with recent investments made to IT infrastructure and a new app to help clients stay up-to-date with their transactions, are enabling Beswicks’ five-star team to continue actively taking on new conveyancing clients.

Bulk conveyancers who deal with extremely high volumes of transactions are creaking under the strain at present but the more personal, high-quality service offered by Beswicks is not only popular with clients but also flexible enough to cope with the additional work being generated and responsive enough to complete transactions in realistic timescales.

The Stamp Duty Land Tax holiday has been extended to 30 June 2021, which means that no stamp duty is payable on the first £500,000 of a property purchase and while the number of new clients who can benefit from this is now dwindling, the good news is that from 1 July to 30 September the threshold will be £250,000, before returning to the pre-pandemic threshold of £125,000 from 1 October.

The aim of the SDLT relief was to boost the housing market through the Covid pandemic, encouraging people to continue with their plans to move and, judging by the number of transactions currently taking place, it certainly seems to have achieved that!
