Residential Property purchase or sale:
Our conveyancing quotes are fully inclusive with no hidden costs or nasty surprises to worry about.
To provide an accurate quote we will require some information about your circumstances including:
- the agreed sale or purchase price,
- the address of the property or area in which you’re buying or selling,
- the number of people making the purchase or sale,
- whether the property is freehold or leasehold,
- whether it is registered with HM Land Registry,
- whether you require a mortgage,
- whether you own any other property.
- whether you are benefiting from a gift to help your purchase,
- whether you have savings in an ISA or LISA account.

The above examples are illustrative and assume standard transactions with no unforeseen complications and cooperative parties. They also assume the properties described are registered with the Land Registry, not intended for letting or investment purposes, are not second homes or additional properties, are owned by one person and are not being purchased by a company. Quotes may vary depending on the value of a property and the area in which it is being purchased.
Stamp Duty Land Tax or Land Transaction Tax in Wales may be payable depending on the circumstances of the transaction. You can calculate the amount you will need to pay by using the HMRC’s website or, if the property is located in Wales, the Welsh Revenue Authority’s website.
*Search pack may vary depending on searches recommended in the geographical location of the property. For example, coal mining searches are recommended in Stoke-on-Trent.
**For leasehold properties additional disbursements charged by the management company and landlord can be incurred.
Remortgage
Our expert team can handle the legal aspects of your re-mortgage, dealing with all the paperwork to transfer the funds once your re-mortgage is complete.
Our fees for remortgages are as follows:
- £390 inc. vat for mortgages under £350,000
- £594 inc. vat for mortgages between £350,001 and £700,000
- Bespoke quotes for mortgages over £700,001
In addition to our legal fees, disbursements including Land Registry fees will be payable and will vary according to the value of the loan. Searches or search indemnity insurance may be required by your mortgage lender.
Equity release
Our fee for equity release is £954 inc. vat.
In addition to our legal fees, disbursements including Land Registry fees will be payable and will vary according to the value of the loan. Searches or search indemnity insurance may be required by your equity release provider.
